General Terms and Conditions (GTC)

Note: In case of discrepancies between the language versions, the German version shall prevail.


1. Scope

These General Terms and Conditions (GTC) apply to contracts for the rental of holiday apartments for accommodation, as well as all other services and deliveries provided by the landlord for the tenant. Subletting or further rental of the provided holiday apartment, as well as its use for purposes other than residential purposes, requires the prior written consent of the landlord.


2. Booking and conclusion of contract

Holiday apartment bookings are made via the booking software on the website. The reservation is legally binding upon completion of the booking process and receipt of the booking confirmation, or upon receipt of payment. By booking, the tenant agrees to the general terms and conditions and the landlord's house rules.


3. Terms of payment

The deposit of 50% of the total amount must be transferred to the landlord's account within 14 days of receiving the invoice. The remaining payment is due no later than 14 days before arrival. For short-term bookings, the total price must be transferred immediately upon receipt of the invoice/booking confirmation. In the event of late payment, the guest will first receive a payment reminder. A reminder fee of €15.00 will be charged for each subsequent reminder after the default has occurred. Transaction fees (e.g., transfers from abroad) are to be borne by the tenant. Only payments via bank transfer are accepted.


4. Arrival and departure

The holiday apartment is available from 3:00 PM on the day of arrival or by arrangement. Key handover will take place as described in the respective advertisement. On the day of departure, the apartment must be vacated by 10:00 AM or by arrangement.


5. Stay

Use of the holiday apartment is reserved for the guests specified at the time of booking. If the property is used by more people than agreed upon, a separate fee of €30 will be charged. Subletting or transferring the apartment to third parties is not permitted. In the event of violations of the General Terms and Conditions or the house rules, the landlord is entitled to terminate the tenancy immediately and without notice. There is no right to reimbursement or compensation.


6. Condition

The holiday apartment will be handed over in a clean condition. Any defects must be reported immediately. The tenant is liable for all damage caused by them. In the event of a lost key, the locking system can be replaced, and the costs charged. The inventory must be treated with care and may not be rearranged. Use in breach of contract entitles the landlord to terminate the contract without notice. Any payments made remain with the landlord. If liability insurance is used, the landlord must be informed of all relevant information.


7. Pets

Pets are only permitted in certain apartments. Failure to comply may result in termination of the rental agreement without notice, and cleaning may be arranged at the tenant's expense.


8. Cancellation of travel

  • If the rental agreement is cancelled, the tenant must pay a portion of the agreed price as compensation. Cancellations must be made in writing.
  • 7–28 days before arrival: 50%
  • 0–6 days before arrival or no-show: 90%

  • 9. Withdrawal by the landlord

    The landlord may withdraw from the contract in cases of force majeure (natural disasters, pandemics, official orders). In this case, liability is limited to the reimbursement of payments already made. If the provision of the apartment falls within the landlord's area of responsibility (e.g., termination by the owner), the landlord bears the risk. Further claims of the tenant remain unaffected.


    10. Landlord’s liability

    The landlord is liable for the proper provision of the rental property within the scope of the duty of care of a prudent businessman. Liability for failures or disruptions in the water or electricity supply, as well as for events of force majeure, is excluded. The landlord is only liable for items brought into the property within the scope of the statutory provisions.


    11. Wi-Fi usage

    Wi-Fi is available in all holiday apartments. Access details will be provided upon arrival. Illegal use (e.g., file sharing) will result in exclusion from the property and may be reported to the authorities. The landlord assumes no liability for disruptions or damage caused by such use. The tenant is responsible for the security of their data. Chargeable Wi-Fi services are the sole responsibility of the tenant.


    12. Written form

    Any deviating agreements must be made in writing.


    13. Severability Clause

    Should any provision be invalid, the validity of the remaining provisions shall remain unaffected. The invalid provision shall be replaced by a valid one that most closely approximates the economic purpose.
